从股市看楼市,房地产还有“阳春三月”吗?

          不经意间,2019年已经来到第三个月份。在这三月份的第一个周末,我们一起来回顾一下上周发生了什么大事和小事。

股市又“火”了——上证指数继续强势反弹,周五收报2994.01点,无限逼近3000点大关。上任刚满一个月的证监会主席易会满,交出了一份让市场满意的答卷。

2月27日出席国新办新闻发布会时,易会满曾说:“这一个月已经感受到了什么叫‘火山口’,也感受到了‘火山口’的味道。”

相信A股这个表现可以让易主席在“火山口”坐得稍微轻松一些,但股市从来都是“有牛有熊”,或许当指数往下掉的时候,才能体会到真正的“火山爆发”。

这个时间点也许没有那么快到来,因为“科创板”落地了——3月2日凌晨,经历1个月征求意见后,科创板“2+6”相关制度规则敲定,进入实施阶段。

这是易会满上任后首次签发的“证监会令”,显然,周一开盘后上证指数重返3000点并继续上涨是可以预见的事情。

股市与楼市,在中国是最受关注的两个市场。股市连阳、表现亮眼,很容易就让人联想到楼市又是何种表现?是否也将步入复苏通道?

过去一周,粤港澳大湾区的热度持续在蔓延,一部分上市房企的年度业绩发布会也陆续召开,揭开了三月份上市房企年度业绩发布季的序幕。

与房地产相关的资本市场也较为活跃,标志性事件是德信中国完成了在香港上市。但同时,发债企业的数量有所减少,拿地企业表现则更加活跃,投地金额有上涨的趋势。

债券市场方面,据观点指数统计,2019年2月份,中国房地产企业共发行债券融资28笔,约合人民币557.26亿元(1月份71笔,合计人民币约1397.11亿元)。其中,境内债8笔,境外债20笔,美元债金额比例占83.57%。

土地市场方面,据观点指数粗略统计:2月28日,广州3宗土地拍出115.7亿元;2月27日,天津滨海新区8宗地成交20.56亿元;2月27日,杭州余杭区出让四宗地块,总价27.11亿元;2月25日,郑州出让4宗商住地,收金15.24亿元;2月25日,北京大兴区两宗地卖得69亿元……

年初土地市场的活跃,传递了一丝“小阳春”的气息,但背后相关联的却是房企销售表现并不如去年。

根据观点指数发布的“2019年1-2月中国房地产企业销售金额TOP100”榜单,前两月仅有碧桂园一家企业销售金额达到千亿,而去年是三家(碧桂园、万科、恒大)。

总体来看,2019年1-2月TOP3、TOP10、TOP50的销售金额总和分别为788.29亿元、234亿元和70.32亿元。相比2018年1-2月的数字,分别下降了22.48%、20.71%和上升了9.96%。

春节长假过去,最短的二月份结束。随着三月份到来,市场将开始加速,逐渐步入正轨。对于房地产行业来说,真正的2019年正在揭开大幕。

竞争也才刚刚开始,一月份拿到月度销冠的万科,第二月便被碧桂园夺回。对于万科而言,“失冠”这件事情,自从2018年以来,应该已经慢慢“习惯”了。

郁亮说这是“收敛聚焦”,他还说“万科不一定每一年、每一次都要成为冠军,但最终要成为这个时代的总冠军”。

事实上,当全行业都在谈论“转型和创新”的时候,郁亮也是不走寻常路,开始说起“转型绝非易事”。因为,万科没有办法找到一个和房地产赚钱前景相当的行业,所以,“未来10年,开发业务都将是万科的基本盘”。

万科的选择是逆潮流而动,抑或这本来就是市场的真实现状?行业中人自有体会。

无论如何,三月“阳春”到来了,股市已经开了一个好头,楼市则才刚刚上路,未来还非常不确定。随着“两会”召开,很多事情终将逐渐清晰。
